Here are some tips to consider when showing your home to prospective buyers:


LIGHTING: TURN THEM ON-Make sure your homes is bright. Lights play an important part in displaying your home to its best advantage. Even if it is a bright day or after dark, turn on lights throughout the house. It makes a world of difference. Trust me, I know.

ODORS: While your home is for sale, avoid cooking certain foods, and if you are a lousy cook, avoid cooking at all, (your spouse will probably appreciate it anyway). Strong smelling foods can be offensive to a prospective buyer. Check the home for musty or distasteful odors and especially odors from animals, this is usually the worst turn-off of all.

NOISE: While buyers are in the home turn off all stereos, television sets, radios, and record players should be turned off while the home is being shown. Many homeowners feel that soft background music enhances the sale. Not so. Any noises may tend to distract the potential buyers from concentrating on the features of your home. The less distractions, the better. You want the potential buyer to be interested in the home, not the music.

HOMEOWNER: Homeowners, get out of the house and let your agent do the work. You may feel that you should personally conduct a tour of your home for both the Realtor and his or her customers. This will make most buyers feel uncomfortable and anxious to escape as soon as they can. A good agent should know all the features of your home as well as you do, they should know the personality and needs of their customers and what is important to them. Excuse yourself and be available for questions. Let the Realtors do the selling.

CLEAN IT UP: An inspection of every room must be done. Cooperation from all family members is important during the entire time that your home is for sale. Agents usually can give you sufficient notice before showing but that isn't always the case. Consequently, only last-minute cleanup may be possible. Play specific attention to the kitchen and bathrooms.

In closing, TURN ON THE LIGHTS-KILL THE ODORS-SHUT OFF THE TV-CLEAN IT UP AND GET THE HECK OUT OF THERE !
